  • Fix loose handles and leaky faucets; any minor repairs you can do with a quick run to the hardware store are a good idea. 
  • Remove any pet-related items and try to get rid of any odors.
  • Clean thoroughly until your house is spotless.

Whether you are fielding multiple offers or just one, each bid should be treated with the same level of research and care. Your agent will assist you in weighing offers against each other to decide on the best one. Know your limit and let your realtor handle negotiations. Selecting the best offer is not always about choosing the highest one. 

You must also consider the buyer's contingencies and whether or not they are already pre-approved by an accredited lender. If an offer appeals to you, you don't necessarily have to accept every term. You can make a counteroffer or have your realtor renegotiate. Be cordial and try to see things from the buyer's perspective.

In some states, real estate attorneys are actually legally required to participate in the closing process. Even if they aren't, you should still consider hiring one to review the contracts and documentation. An attorney can assist in handling estate sales, short sales, joint sales, and liens. Your agent will likely be able to offer you referrals to the area's best lawyers.

As you get closer to closing, buyers will reach out to a third-party home inspector to inspect the house. The inspector is hired to determine whether the seller disclosed everything of import to the buyer. They check for damages, pests, electrical problems, etc. If the inspector finds something significant that the seller did not share previously, the buyer has the option to renegotiate or drop their offer dependent on previously agreed upon contingencies.

Agents and attorneys will review home inspection results. As the seller, you might be able to offer the buyer credit to go toward repairs or even pay to have them done yourself. It all depends on what the inspector finds.

Closing day is the most important day of the home sale process. On this day, you will officially transfer the title deed to the buyer and receive your proceeds from the sale. The buyer and seller fulfill all of the agreements made in the contract. You can finally relax after the closing has officially been completed because your home has been sold!
